OrangeTee disrupts the Singapore property market with newly launched Market Analytics Suite

Property buyers and sellers would be familiar with the lack of relevant information when making critical property transaction decisions.

While a lot of information is publicly available, some fall behind a paywall, and others are only released to a select audience. Even information that is freely available lacks proper context, which means many people have trouble drawing actionable insights from the data to apply to their property transaction needs.

OrangeTee & Tie, Singapore’s third largest real estate agency, is determined to change all of that with the creation of its smart data visualization tool: the Market Analytics Suite (MAS).

MAS is a powerful mobile platform that provides fully customisable property data, across multiple segments, all in real time. The MAS platform offers 10 modules, 50 dashboards, and 90 interactive charts, with information ranging from granular individual project prices, to broader trends like land sales and economic indicators.

What makes OrangeTee’s MAS such a game changer?

While the areas the platform covers sounds straightforward, there is a lot more to unpack once you look deeper.

OrangeTee’s MAS platform is created to be user friendly, easily customisable and comprehensive. Each module is designed to be intuitive to your area of focus. Drop down menus allow you to further refine your search and filter various options.

HDB resale

Interested in HDB resale properties? You can zoom into the HDB resale module where you can view prices of resale flats by estates, flat type, block numbers, and historical trends.

Private residential

Need to look at private residential properties? Then use the Private Residential module, where you can view and compare prices by sales type (subsale, resale, new sale), market segment, and district.

New projects

What if you are only interested to look at a specific residential project? The project sales module allows you to view the price and sales trend for the specific project that you are interested in. You can also compare the data with other projects, just by checking them off the drop-down menus.

Monthly developer sales data tracks the sales performance for different new launched projects and users can compare the sales take-up over time. The platform also allows you to obtain trend analyses and track data from the project’s launch date as soon as the data is made available. The data can be found in the Monthly Developer Sales module.

Caveats

Need to find details of a single past transaction? You can download, sort and filter transaction caveats – within the private residential, HDB resale, and office modules – for a single project or multiple projects.

Broader industry trends

If you are looking at economic trends or the most recent URA and HDB price index changes, you will find the information in the Economic Indicators and URA & HDB quarter data modules. The former provides information like interest rates, GDP growth, exchange rates, population size, consumer price index, and unemployment rates, while the latter provides the most up-to-date URA property price index, rental index, and occupancy numbers, as well as the HDB resale price index.

Supply and Demand

OrangeTee’s MAS platform even allows you to anticipate future price movements based on supply and demand factors. For instance, the Supply and Land sales module allows you to see the HDB supply in different estates, government land sales (GLS) details, and developments that have gone on en-bloc sale.

One of the most unique modules in the platform is the Potential Sellers module, where you will be able to see the condominium projects that are about to obtain their TOP, as well as the executive condominium projects and HDB estates, blocks and units that are reaching their MOP.

Designed for agents and clients alike

OrangeTee’s Market Analytics Suite was created with both the agent and the client in mind, with instant charts and prepared consumer seminar slides that agents can use when they are with their clients.

The platform is currently available for free to all OrangeTee agents.

“We believe in providing transparency to our customers, so they can make their own decisions,” explains Sun.

“However, we also understand that our platform provides a lot of data. This data needs to go hand-in-hand with proper context and analysis which our agents are equipped to provide, so if our customers need further explanation and detail beyond what is publicly available, it is best obtained through our agents.”
